Downtown Toronto (C1 & C8) sales March 1-20, 2009 vs March 1-20, 2008
Very interesting statistics when I did a comparison of 2 bedroom units with parking in Downtown Toronto (Bloor Street on the North, Dufferin St. on the West, Victoria Park Ave. on the East, Lake Ontario on the South). These properties sold in the first 20 days of the month for both 2008 & 2009.
March 1-20 2009: Number of properties sold=74 Avg List Price: 443,201 Avg Sold Price: 428,839 % of List: 96.97 Avg Days on Market: 42
March 1-20 2008: Number of properties sold=72 Avg List Price: 452,610 Avg Sold Price: 453,710 % of List: 100.28 Avg Days on Market: 19
Sales are more or less equal. Prices are down approximately 5.5% and days on the market up 23. It is certainly a buyers market, but good to see for the time period I compared, sales are pretty much equal.
Please be advised this is a totally unscientific comparison.
